If you are asking yourself
any of these questions,
then you have come to
the right place for advice, guidance and practical help!

Our clients typically want to get their home and garden market ready quickly, because they have already moved out, or they need to sell to fund the care of a loved one, and they are unsure what is going to help most, or where to begin!

They often come to us with very little time due to the pressures of work and family, or the challenge of not living close by, or emotional overwhelm… and they always have a bucket of questions including:

What should I do to make my house sell faster?

How do I declutter when my parents life is here in these things?

Should I stage my house before selling?

What is the best approach for presenting the house to sell?

I don’t know where to begin with all this, how long will it take?

How can I dress the home quickly and affordably?

How do I get help selling my parents’ house for care fees when I live overseas?

What is the best way to prepare an empty property for sale?

At The Home Shapers we have walked this path too, and are here to support your journey.

Your starting point…

Our initial conversations explore your individual circumstances, the things that are proving to be your biggest challenges, and the areas we can offer the best support to efficiently make your home market ready.

From that point we can quote to provide advisory support, or to complete all or any part of the process for and/or with you.

Some of our clients are managing the transition of a parent into residential care and because that takes a lot of emotional and physical effort in itself, they find our support invaluable in taking the stress out of getting their parents home market ready and viewings underway.

Even when the market is tough, our goal is always to ensure you reap great rewards from our work:

1. A smoother, speedier journey to market.
2. Greater market appeal leading to more viewings.
3. The burden of your effort reduced or entirely removed.
4. Earlier offers that are closer to, or even above your asking price!

How our services work for you…

Advising

Advising

Cushions on a garden swing seat, next to a garden table with a vase of cut flowers and two mugs of coffee - relaxing space

If you choose our advisory service, we will visit the property and share our recommendations for the house, the garden, or both – whatever you need. After that, the choice is all yours. You can take the reins and run with the plan yourself or keep us involved for as much (or as little) guidance and hands-on help as you’d like.

Whatever you decide, we can step in more at certain stages if you’d like extra support. Think of us as a safety net you can call on at any point. We can roll up our sleeves for the trickier bits, or simply stay in the background while you do your thing. Either way, we’re here to make the whole process of getting your home ready feel a lot smoother. Our goal is to make sure you always feel confident and supported as your property is prepared for sale or let.

Every project starts with an advisory session. It’s our chance to:
1. really listen to what matters most to you,
2. understand your goals and your ideal timeline, and
3. discuss just how much support you’d like from us.

That way, everything we do is shaped around you from the very beginning.

Decluttering

Decluttering

Sealing a box of memories to be handed to the homeowner after helping then to declutter their home ready for sale

Let’s be honest—decluttering can feel overwhelming. Years of life, memories, and “we’ll sort that later” bits and bobs have a way of filling up cupboards, lofts, garages and every corner in between. Clutter is part of everyday life—we all have it! But when it comes to selling a home, even the most meaningful belongings can make it harder for buyers to see the space (and its potential) clearly.

That’s where we come in. We always begin by gently depersonalising each room, making sure treasured mementoes and family keepsakes are carefully packed away for safekeeping. From there, we’ll roll up our sleeves and help you decide what stays, what goes, and what simply needs a better spot. Whether it’s a gentle tidy-up, donating to charity, a big clearance, selling at auction or arranging storage, we’ll keep things manageable, stress-free, and always respectful.

Our decluttering service follows a clear and simple path as we recognise this is often the hardest stage for many people. We rely on clear communication throughout, to ensure you are comfortable with our process to:

1. De-personalise all spaces in the home
2. Carefully pack away precious items
3. Sell or auction key pieces and remove remaining clutter
4. Recycle or donate unwanted items wherever possible
5. Provide an initial respectful clearance

The result? Lighter rooms, calmer spaces, and a home that feels fresh, inviting, and ready to make a brilliant first impression.

Refreshing

Refreshing

Cleaning a teal fabric chair for dressing as part of the process of preparing a home for sale

It is so much more inviting to walk into a home that feels fresh, welcoming, and ready to impress—and that’s exactly where our refreshing services come in. Before any styling or staging begins, we tackle the important basics to make sure your home looks and feels its absolute best. That could mean:

* Making good any walls
* A touch of minor redecoration
* Checking electrics for safety
* Removing worn carpets
* Fixing dripping taps
* A full airing and deep clean

Taking care of these essential tasks ensures the home feels cared-for and polished from the moment a buyer walks through the door. It’s not just about appearances—these steps highlight the property’s best features, make spaces feel brighter and more spacious, and create a sense of confidence for anyone viewing.

Even small fixes, like a freshly touched-up wall or a clean, sparkling surface, make a big difference in how the home is perceived. And while we’re refreshing your space, we will highlight potential survey issues we pick up, as well as ensuring the property is ready for dressing to impress.

Styling

Styling

Once the clutter is cleared and the home has been refreshed, it’s time for the fun part—styling and staging. This is where we really bring out the best in your property and create that all-important “wow” factor for buyers.

We’ll look carefully at each room and decide how to make the space shine. That could mean rethinking the layout to improve flow, swapping or adding furniture, or using carefully chosen accessories to highlight the character of the home. Every detail plays its part in creating a welcoming atmosphere.

Some of the elements we may bring into play include:

* Rearranging/supplementing furniture
* Adding more soft furnishings
* Introducing decorative accents
* Using house plants for structure
* Styling kitchens and bathrooms
* Creating inviting outdoor spaces

Our aim isn’t to make the house look like a show home—it’s about striking the right balance. We want potential buyers to imagine themselves living there, while still feeling inspired by the style and energy of the space. The end result is a home that feels bright, spacious, and full of possibility—a place that stands out beautifully in photographs and even more so in person.

Gardening

Gardening

First impressions start outside, which is why we ensure kerb appeal is warm and welcoming from the very first glance.

The back garden plays an important role in preparing a home for sale too. A neat, well-presented outdoor space instantly signals that the property is cared for, while a beautifully staged garden helps buyers imagine themselves living there.

We begin by tidying and pruning, giving lawns, borders, drives and pathways the care and attention they deserve. Once everything feels clean and orderly, we add the touches that turn a garden into an inspiring outdoor space. The goal is to create areas that feel purposeful - spaces for dining, relaxing or socialising.

Some of the elements we may bring in include:

* Pruning, trimming and tidying shrubs and beds
* Mowing and edging lawns
* Cleaning patios, decking, and pathways
* Adding seasonal colour
* Introducing outdoor décor

The result is outside space that feels inviting, well-kept, and ready to capture buyers’ imaginations.

A row of decorative ceramic houses placed on a shelf against a teal wall

Every home (and every family) comes with its own story, so no two projects are ever quite the same. Sometimes it’s simply a case of moving out excess furniture, while other times it makes sense to refresh the décor or bring in different pieces to add new life and energy to the space.

If you’re looking after the property from a distance, or simply don’t have the time to keep the house and garden looking “just so” during the selling process—don’t worry. We offer flexible packages for house, garden, or full-home maintenance throughout the marketing process and can step in to keep everything looking shipshape—so every viewing feels as fresh as the first.

And when it comes to completion, we can take care of respectful, final clearance on your behalf—whether you’d like to be closely involved, or would rather we quietly handle it for you, we can ensure your home is passed on smoothly and positively to the new owners.

Basically, think of us as your extra pair of hands (and sometimes feet and elbows too!). We can organise as much—or as little— as you need, at any stage of the journey. Here are some of the extras our clients ask us to help with:

* Full or partial redecoration
* Furniture & décor rental
* Exterior dressing rental
* Ongoing house maintenance
* Ongoing garden maintenance
* Skip hire
* Final clearance

Pricing and Quoting

No two homes—or families—are ever the same, which is why we don’t believe in “one-size-fits-all” pricing. Every property, every set of circumstances, and every set of belongings is unique, so our quotes are always tailored just for you.

We know that makes it a little tricky to gauge costs right away, which is why we like to start with a friendly, no-pressure chat. In just one call, we can usually give you a clearer idea of likely costs once we know more about things like:

* the size and condition of the property,
* how much needs sorting or clearing,
* whether the garden needs a little TLC,
* the timescale you’re working towards.

From there, a visit to the property allows us build a more detailed, accurate quote—covering everything from the schedule we’d expect to follow through to a payment plan that works for you.

At The Home Shapers, we’re all about creating the best value for you at every stage. We’re here to make sure your investment pays off—whether that’s in stronger sale prices, quicker timescales, or (and our clients tell us this is often the biggest win) saving you and your family from the heavy physical, emotional and mental toll this process can take.

In short: we’ll handle the hard bits, so you can focus on moving forward with positivity and peace of mind.
